Affordable Housing in Roche

Providing affordable housing for local people without public subsidy is a tall order. It requires understanding and assistance from all concerned. The objective at Roche is to provide 35 affordable homes of several different house types, different sizes and styles ensures that a wide spectrum of local needs are catered for. Whereever possible the wishes and preferences of the local people will be taken into consideration during the development.

Location

The development is located on the outskirts of the village of Roche and is accessed through the existing George Wimpey Development,

The village of Roche provides every day shopping facilities by way of a supermarket, local suppliers and post office. The village also has two public houses, primary/junior school and is located approximately five miles from the main town of St Austell which offers secondary and and further schooling and high street names one would expect.

The main A30 lies approximately just one mile away which also gives access to Newquay International Airport.

 

Construction

The affordable homes will be completed on a phased basis with a 18 month build programme. First occupants are expected 22 weeks into the contract with all houses being occupied by the end of the contract period.  Construction start date to be confirmed once commencement of construction.

Occupiers

As no public subsidy is available the occupiers need to be local people who are in employment. But the objective is to help those who are unable to afford the very high price of open market housing in Cornwall.

Legal Needs

We have advertsing the development, been in discussions with Cornwall Council. We will identify people who have a necassary strong connection with the Roche parish and comply with government guidance criteria for the allocation of affordable housing.
